do Carmo is shared in square m2 lands planned to form an urban
area according to approved project of Aeronautic Ministry, position
official document no. 163 of 14/08/75, Public Health Engineering
Division of the States, process no. 4.925/75; CETESB, process
no. 522/08/75; Town Hall Estância Turística de São
Roque, process no. 3.572/74; Town Hall de Ibiúna, permit
32/75; and INCRA, act no. 1.415, of 02/10/75.
Square m2 of land from 1.216m2 until 2.700m2, marked by post of
concrete and in all alleys: asphalt streets with electrical energy (up
to 12.000 watts of consume and the entrepreneur is responsible
for paying the connection of electrical service), telephone (10.000
telephone lines of capacity) and water main pipe (three ETAS and
five dip waterholes. The actual water supply capacity is 907 m3
for 12 hours working system)
Hundreds of high standard houses built, business center area,
10 lakes (some of them with plenty of fishes and many with springs)
and long area with virgin forest and wild animals.
CONSTRUCTION NORMS
Inside the general land development plans Patrimônio do Carmo, the lots have an exclusively residential designation.
In the land development plan, the land developers have established town planning rules for use and occupation of the grounds and of construction, the rules are as follows:
ABOUT THE RESTRICTIONS IN THE OCCUPATION OF THE GROUND
Any construction will only begin after approval by the Patrimônio do Carmo Residential Ecological Associations as well as by the public entities relating to the respective projects and permits who must also adhere to the regulations. The provisional terms for deposits of materials or the use of the policeman for the work will have to be demolished if the construction is not begun inside within one hundred
twenty days counting of the date the permit was issued.

OCCUPATION OF THE LOTS
The maximum projection of the construction, including porches, shelters, or similar premises , it is 20 % from the area of the lot.
The use of the lots will be of at most 30 % of its area.
USE OF THE LOTS
The use of lots will be strictly residential except in case of the ones designed to commercial and administrative purposes, as well as areas reserved for the land developers
The construction of a residence is allowed only single-family and at most two pavement areas for each measuring 1.200 m 2 of land. This is being limited because the possible the possible dismemberments to this minimum area.
a) - If these areas are totally or partially used in the enlargement of the allotment in the residential zone, the new lots will be subjected to all the restrictions existing in this document.
b) -they also can be used in whole or in part as commercial or administrative area and also for the construction of hotels or any other tourist and recreational facilities. This always excludes use for any purposes of an industrial nature.
ABOUT LANDSCAPE
In the lots in where there exists natural forest it is only allowed the deforestation of 30 % of the area for the tenant to construct and put down pavement.
In the lots that do not have natural forest it is mandatory to maintain a minimal density of trees with medium or large sized each 100 m 2 of land of the lot.
The constructions of dividing walls in the lots are not allowed.
a) -the boundary can be enclosure in wire fence or wood, with height never more than 1,50 m.
b) - the quickset hedge will not have limitation of height.
The retaining walls or slopes will have maximum height of 3m. If a higher height is necessary it will have to be subdivided in horizontal ledges (berms) with at the least width of 2.00m.
GENERAL RESTRICTIONS
The installation of concrete cesspit type C.M.S. or similar is required for sewer treatment it is prohibited for its sewage to be discharged into the environment.
The drinkable water pipeline, pluvial, drainage and sewage pipes, can cross the lot purchased inside 5 (five) meters of their side boundaries. This area may not be built upon and the buyers assume from now on the pledge of a right of passage, in order for the lots to be in conformity.
The lots while they are not built to the standards of municipal codes, must remain clean, being any garbage or debris expressly prohibited.
Any earthwork or excavation of materials such as sand, loam or dirt excavation or any other existing material without prior written permission of the Patrimônio do Carmo Residential Ecological is prohibited. This is with the exception that is necessary to complete the projected construction. This must be with submission to the rule in the item above.
The purchase of the property even though intended for familiar use there will not be allowed pigsties or similar uses will not be allowed that could violate the local tranquility or not be sanitary for the whole area.
To dispose of garbage or rubbish on the public roads, common areas or lots still not built is expressly prohibited.
The placement and announcements of any sort on the property and in the construction area is prohibited. With the exception the placard is in regard to sale or location of the property or with the owner name.
When the boundary of the lots are less than 18,00 meters from the drainage and sewer pipes, the lots will have paths of passage to service the sanitary systems according to constant indication of the of the allotment plant.
The restrictions listed are registered in the competent Real State Register and must be completely fulfilled by the buyers, their inheritors and successors.
